Eventually, your buyers are going to conduct an inspection. You may as well know what they are going to find by getting there first.  Having an inspection performed ahead of time helps in many other ways, such as:

Preparing for a Home Inspection from Residential Inspection Helpful Pointers
  • Please make sure that all utilities to the home are in operation mode.Home Inspections do not include lighting of any pilot lights,turning on any water mains,or panel breakers.If these are not in operating mode this will limit the inspection and is less beneficial to you.
  • Make sure access to Attic/Crawl spaces, drop down ladders are free and clear so we can inspect and check insulation,roof sheathing,trusses,joists etc.
  • Understanding some homes might be in Pack mode try not to stack all boxes into one  area this will impact access and ability to see that corner of wall, limit thorough room inspection and potentially miss something due to access.

Opportunity to oversee the repair,If an issue is uncovered during the buyer’s inspection, they’ll likely want you to repair it before closing or offer a credit. If they want the repairs completed before closing, the buyer will probably request that a licensed professional complete the work (not done DIY), and they may even want to choose their own contractor.
So, if you can complete the repairs before listing, you have control over the contractor you use (and the budget), or you can even DIY the smaller projects.

Do you have to disclose a pre-sale home inspection?
Yes, you do have to disclose property condition issues that you are aware of (whether you know of them because of the pre-inspection or for another reason). What you are required to disclose depends on where you live, but in general, you’re required to let a buyer know about any major flaws in your home. Check with your Realtor regarding disclosing items.

Do sellers disclose repaired items?
Consult your real estate agent or attorney. Keep in mind, though, that disclosing certain items you’ve repaired can actually be a positive for buyers.

*Pre-List (Sellers) inspection-deferred payment date starts at the day of the inspection. Inspection agreement must be signed prior to releasing the report. Should the home not sell within 60 days the invoice becomes payable at day 60 day invoicing,  60 Day no money down for homes up to 4,000sq ft. Larger than 4k sq ft homes fees are due at time of inspection or prior to report being released.
